After being a buyer dealing with a Sunbelt broker hired by the seller, I can say my experience was borderline criminal. They lied about valuation (proven by at least three other sources).
Promised to get the lease associated with the business reduced by 33% (clearly not possible and it was reduced by 0%) and kept telling me to hurry because "other buyers were waiting" (also proven a lie). They refused to respond to most of my emails, and wouldn't stop writing my lawyer because after I told the broker he was making mistakes in contracts, like my legal company name on 3 documents in a row. I told him no, my lawyer was for me to consult with (and the fees associated), but he ignored me and would send emails to him without me. What emails I got would come in tangents in broken sentences that looked like he was writing them severely intoxicated.
The broker was a spoiled child who was trying to lie and pressure me into a dangerous deal. The business was bleeding out financially. This explains why he kept producing paperwork that changed terms that were agreed on and also tried to remove my due diligence period and other buyer protections (that I had to refuse to sign and write the contracts myself. I'm looking into filing litigation against them.
It was that bad. Incompetent, childish, liar, rude, belligerent, and possibly criminal are my keywords for Sunbelt.

Sunbelt Business Brokers - Unscrupulous
I listed my business for sales with Sunbelt Business Brokers in Ankeny, Iowa in December 2010. The broker was Matt Ashburn. In January 2011, My husband's business partner passed away and with his death a number of significant accounts left.
In April, Sunbelt had a potential buyer and an offer was made in May. By this time, my husband's business was no longer viable. As a result, I had to make a decision to withdraw my business from the market as our family would be without an income. I explained this all to Mr. Ashburn, but was still charged $7,000 for 6 months of service, even though their was a financial hardship.
To date, I have not received a copy of the work product (notebook), most of which was my work. Do not do business with these people.
Did not fulfill their obligation to list the company? They are too busy, not interested now!
SUNBELT BROKERS ARE RIP OFF THEY GAVE ME FALSE INFO AND TOOK MY $10000.00
